One example with a 20% down payment

On a ₱3,000,000 price, a 20% down payment is ₱600,000, leaving a ₱2,400,000 loan. At an assumed 7% annual rate over 15 years, the estimated payment is about ₱21,572 a month. Under the calculator's rough 30% income guide, that points to roughly ₱71,907 gross monthly income.

The same assumptions use a 3.75% purchase-cost estimate, or ₱112,500. That puts the down payment plus this assumed cost at ₱712,500 before moving expenses or an emergency reserve. Actual transaction charges vary by property and location.

The payment is not the whole budget

Add association dues if applicable, property tax, upkeep, and repairs. Also check your take-home pay after deductions and other monthly commitments. A household can technically meet an income estimate and still find the full cost uncomfortable.

Change the assumptions

A different rate or term changes the payment; a larger down payment changes both the loan and the cash needed upfront. The longest term may reduce the monthly amount but can increase total interest. Confirm the term and rate you could actually receive, and do not use all available savings just to reach the down payment.
