Ask for the same details from both
For a fair comparison, use the same property price, down payment, loan amount, and repayment period. Ask each lender for the monthly payment, total interest estimate, fees, required insurance, and what happens if you make extra payments or pay off early.
An advertised rate may apply only for a particular period or to borrowers who meet specific conditions. Ask whether and when the rate can change, and how the payment might be affected. The repricing period is not the same thing as the full loan term.
Check the term you can actually get
Bank housing loans are commonly limited to terms of around 20 years, while Pag-IBIG may offer up to 30 years under its current rules. A longer term can reduce the monthly payment but may increase total interest. Age, income, and other eligibility requirements can affect the term granted.
The exact rules and offers can change, so confirm them directly with the bank or Pag-IBIG for your application. Do not treat a calculator selection or an online rate table as a commitment from a lender.
Compare more than the lowest payment
Consider how much cash remains after the down payment and transaction costs, and whether the monthly amount leaves room for dues, taxes, repairs, and savings. A loan with a smaller payment is not always cheaper overall; a loan with a lower total cost is not useful if its payment strains the household budget.
Use the calculator to compare terms under one set of assumptions, then ask each lender for a written breakdown. The best fit depends on the specific offer and what your household can comfortably manage.
